Searching for an Oakland County lake front home for sale can be confusing at first. So many different lakes. Oakland County has over 320 lakes to chose from! So which one will fit you best? Oakland County Lakes range in size from small ponds where only rowboats and paddle boats are allowed, up to 1232 acre all sports lake Cass Lake.

Some are private lakes where nobody but the residents and invited guests can use and other are open to the public through a state owned public access site. Lakefront homes on private lakes are sometimes a little quieter. Homeowners on theses lakes can control who can get on the lake. Lakefront homes on public lakes in the countyusually have higher boat traffic than public lakes. But even the public access limits how many boats can be put on a lake at one time.

Oakland County lake homes are mixed and every lake is different. Originally most lakefront homes were summer getaways for Detroit residents as early as the 1890's. But they really started building the cottages in the 1920's. There are not many lake cottages left standing pre-1900. They continued to build homes through out the years. There are still Oakland County vacant lake properties still availableon different lakes, but it is rare to find a vacant lakefront property that has sandy waterfront. Most of the ones left have mucky bottoms, cattails, or lilypads out front. That is why homebuyers buy older homes to tear them down. Warnings about buying a lake home are

Get a survey done on the lakefront home. You want to know the lot lines and whether the house is actually on the lake. There has been a couple of examples of buyers buying a home only to find out the lot lines were not where they thought they were. There is one home on White Lake that looks like it is on the water but it is not. Sometimes the lot lines are angled or buildings are sitting right on top of the lot line.
Find out information on the community well. roads,or community septic system. Sometimes there is a big assessment coming that you do not know about. So do a little research.
If you are buying a pre 1960 home it should be an absolute necessity to hire a home inspector to look at the lakefront home. Many of these lakefront homes were built before there were community home inspectors. So some of them may not be built to code or have structural problems.
